Max Leak Detection does not provide any repair work.

These terms apply to the service identified in your quotation or booking confirmation. The following terms apply specifically to outdoor plumbing leak detection. The general terms below apply to all services unless stated otherwise.

Outdoor Plumbing Leak Detection

Service scope. Outdoor plumbing leak detection is an investigation of suspected water leaks in pressurised water-supply pipes located outside the main building.

Unless specifically included in the written quotation or booking confirmation, this service does not cover indoor leaks, showers or wet areas, sewer or stormwater pipes, roof leaks, swimming pools or spas, irrigation systems, fire services, gas pipes, or repair work.

If requested, we may expose the suspected leaking pipe where it is safe and practical to do so. Exposure work is charged separately and will only be undertaken after the customer approves the additional scope and price. Any plumbing repair must be completed by an appropriately licensed contractor.

Estimated Leak Location

A location marked at the property is our professional estimate based on the evidence and site conditions available at the time of inspection.

The leak is generally expected to be within approximately 500 millimetres of the marked position. Depending on pipe depth, pipe material, ground conditions, access and other site limitations, the confirmed leak may be up to approximately one metre from the marked position.

A marked location does not guarantee that there are no additional leaks elsewhere at the property.

No Leaks Found – No Charge

For a standard residential outdoor investigation, the “No Leaks Found – No Charge” policy applies when there is reasonable evidence of an active leak within the agreed service scope, but we are unable to identify a suspected leak location after completing the agreed inspection.

A disclosed inspection or call-out fee of $200 may apply where:

• Testing does not confirm that an active leak exists.
• The suspected leak falls outside the agreed outdoor service scope.
• The property is commercial or industrial.
• The property is unusually large or complex and requires extensive testing.
• Safe or reasonable access is not available.
• The customer has not completed required preparations or provided necessary access, water or electricity.

Any applicable fee should be disclosed before the booking is accepted wherever reasonably possible.

Indoor Leak Detection

Service scope. Indoor leak detection is an investigation of suspected water ingress associated with showers, bathtubs, other bathroom areas and pressurised water-supply pipes located inside the main building.

The “No Leaks Found – No Charge” policy does not apply to indoor leak detection. Indoor investigations are charged for the inspection and testing performed, regardless of whether a single conclusive leak source is identified.

Drainage and waste pipes may be tested where relevant to help identify or exclude possible leak sources, but they are not part of the primary service scope unless specifically included in the written quotation or booking confirmation.

The inspection is generally non-invasive and is limited to safely and reasonably accessible areas, the available evidence and the conditions present at the time of inspection. For shower investigations, selected fixtures, components and possible water pathways may be tested separately to identify or exclude potential leak sources.

Where required, we may access an existing manhole or, with the owner’s prior approval, create a small inspection opening in a wall or ceiling to insert inspection equipment. Other destructive investigation is not included unless agreed with the owner in advance.

Indoor leak detection is a process of elimination. Findings represent the most probable source of water ingress based on the available evidence, testing conditions and observed moisture behaviour during the inspection.

Max Leak Detection is not responsible for third-party opening, repair or reinstatement costs arising from work undertaken on the basis of a suspected or probable leak source.

Multiple leak sources may exist in the same area and may not all be identifiable during one inspection. We do not guarantee that every leak source will be identified. Further investigation may be required after rectification, drying or changes in site conditions.

Cancellation Policy

Cancellations made within the same day of the scheduled booking will incur a cancellation fee of $150 unless otherwise agreed.

Photo and Report Use

During service, we may take photos or videos of suspected leak areas to assist in detection, make a report or communicate with plumbers. These may also be used for internal documentation or future marketing examples, only if anonymised and free of personal information.

Access and Safety Requirements

Customers are responsible for ensuring clear and safe access to the property. This includes providing interior access and access to a standard power outlet, both of which are essential for completing leak detection procedures. If the area is unsafe, inaccessible, or if power is unavailable, we reserve the right to reschedule or cancel the appointment. In such cases, a fixed call-out fee will still apply.

Appointment arrival times

While every effort is made to arrive at the appointment time, customers should allow for an arrival window of up to one hour before and after the booked time. Unforeseen delays may occur due to traffic conditions, weather, or extended prior appointments. If a delay is expected, we will notify you as soon as reasonably possible. We appreciate your understanding and flexibility.

Third-Party Communication

Where we coordinate with plumbers, property managers, or tenants, the customer is responsible for ensuring all parties are informed and aligned on access, scope, and timing. We are not liable for miscommunication between third parties not directly engaged by Max Leak Detection.

Payment Terms

Payment is due within 3 days from the invoice issue date, unless otherwise agreed in advance. Late payments will incur interest at a rate of 10% per annum, calculated daily, unless otherwise agreed in advance.

Booking Confirmation & Agreement

When we confirm your booking, it will be taken as your acceptance of Max Leak Detection’s Service Terms.

Nothing in these Service Terms excludes, restricts or modifies any consumer guarantee, right or remedy under the Australian Consumer Law that cannot lawfully be excluded, restricted or modified.
